Required Reval Will Bring Field Inspectors to Wyckoff Homes

Inspectors will be measuring and photographing the insides and outsides of residences and commercial buildings in Wyckoff.

Wyckoff is preparing to go through a town-wide revaluation, and according to a recent communication from the township, that means residents should start to see field inspectors coming to their homes, soon.

According to the recent letter from township Tax Assessor Pamela Steele, the yearlong reval process, set to begin this month, will “determine the fair market value of [all properties] in order to ensure a fair and equitable distribution of the tax burden among all Wyckoff property owners.”

In order to determine the current value, Steele said in her letter, field inspectors will be examining all residential, commercial, and industrial properties in Wyckoff. Inspectors will measure and photograph each property, and list their amenities during the inspection, she said.

In her letter, Steele issued a warning, saying that all inspectors will have a Wyckoff Police-issued photo ID card, and that residents should only allow card-holding inspectors into their homes.

After the inspections, residents will receive a preliminary valuation, which they can request be reviewed again before it is finalized, Steele said.

The revaluation is required by the Bergen County Board of Taxation to be completed by this time next year, so the new values will be on record for the 2015 tax year.

Last month, Wyckoff hired the Realty Appraisal Company to conduct the inspections.

Before inspections begin, township officials say they will issue an in-depth explanatory newsletter detailing the entire revaluation process.
