Have You Retired Your Home Search Until January?

The weather outside might be frightful but a new home for the Holidays could surely be delightful!

Some may perceive December as being a “dead time” in Real Estate, but in fact the opposite is true. As I recently reflected over the past 3 years, the pattern is consistent. My highest sale volumes occurred in July and December.

Comparing these two months, I realized the best all-around deals were put together in December. A true win-win with both buyer and seller feeling satisfied.

So the question then becomes, why? Aren’t people cranky with the extra added pressure of gift purchasing, event planning and attending? The answer is no, quite the opposite! The simple truth is buyers are out looking. Bundled up with down coats, scarfs and boots, they are welcomed into homes that are full of joy and cheer embraced by smells like traditional home baked cookies and holiday wreaths.

It’s hard not to fall in love with the idea of seeing your own family in front of the crackling fireplace with hot cocoa in hand next winter. Ahh, the joys of the holidays where everyone is in a happy mood and if in fact a “deal” came together, surely it was meant to be by some sort of divine intervention. Right?

It is assumed that people are too busy in December. However, we all make the time to do the things that are important to us. This often overlooked time has huge benefits. Here are a couple of reasons why.

  • Seller who have their home on the market during this period are motivated
  • There is less buyer competition
  • Interest rates are at an all-time low with expectations of an increase in 2012

The weather outside might be frightful, but a new home for the Holidays could surely be delightful

As I was reading this I was thinking, if I were to be looking for a house, December or January would be the best times because there is less buyer competition, you stole the thought right out of my head :), Anyone looking to buy a house should be honored to have you as their realtor, your so smart, friendly and personable. xoxo

I recall realtors telling me if you find a buyer in December/January they are motivated buyers. One real estate office I know had a legend where a man & woman show up on Xmas eve. He had been transferred and had little time to find a house. After that many realtors wanted to 'man' the reception desk around Xmas.
